Pembroke Pines boutique apartment complex sells for over $2 million, records show

A Pembroke Pines apartment building neighboring the site of a February shooting has been sold for over $2 million, according to county records

Casa Apartments — a boutique complex located at 7851 Johnson St. — was traded on Jan. 27 for nearly $2.4 million by California real estate brokerage firm Marcus & Millichap, Broward property records show.

The apartments last sold in 2013 for $782,500, and the new buyers are listed as SFCLT Casa Pines, a Delaware-based company.

“The property has undergone several improvements and is located in the highly desirable City of Pembroke Pines,” Brandon Rex, senior managing director of investments at Marcus & Millichap, said in a Feb. 12 statement.

Built in 1973, the two-story complex spans nearly 15,700 square feet, houses 12 one-bed, one-bath units and sits less than 5 miles from attractions such as C.B. Smith Park and the Seminole Hard Rock Hotel & Casino.

Casa Apartments underwent a revamp in 2024, its sellers said, including the installation of a new roof, impact windows and doors, exterior repainting, new railings and a resurfaced parking lot.

The property, nestled within a row of boutique complexes, was within earshot of a February residential shooting at Johnson Street Apartments, located two buildings down.

Officers responded to reports of gunfire at 7901 Johnson St. around 1 a.m. on Feb. 13 and found a man with gunshot wounds to his chest and shoulder, according to a Pembroke Pines Police Department statement.

Police said they located and arrested the shooter — 35-year-old Ariel Oden De Los Santos — shortly after, adding that the resident fired bullets over an “isolated neighbor dispute, domestic in nature.”

De Los Santos faces two charges, attempted homicide and burglary with battery, according to authorities.
