New 55+ community in Pembroke Pines blends housing and health care. Have a look

A new Pembroke Pines affordable living community and medical center for those ages 55 and up has welcomed its first tenants.

The Douglas Gardens Residences at Miami Jewish Health, located at 713 SW 88th Ave., celebrates its grand opening on Friday, April 24, merging independent living for seniors with on-site health care tailored to its aging community.

Though residents already have begun moving into the 410-unit apartments, the launch ceremony marks the latest development on the 25-acre Douglas Residences campus, according to the complex’s management team.

Site plans for the 14.2-acre project were approved in 2022 and feature 40 more units than local zoning typically allows thanks to a density bonus granted from a Broward affordable housing incentive, The Real Deal reported in 2022.

Prospective residents can choose between eight floor plans ranging from studio apartments to two-bed, two-bath units, which range from $1,105 to $2,475 monthly, according to the Douglas Gardens Residences’ website.

Units feature wood flooring, granite countertops, impact windows and washer and dryer.

Amenities such as walking paths, a fitness center, multi-purpose community room and library, business center and pet grooming station are also slated.

But the Douglas Gardens Residences’ true centerpiece will be its on-site, 15,000-square-foot PACE Medical Center operated by nonprofit Miami Jewish Health.

“The affordability crisis does not discriminate based on age. South Florida’s seniors face tremendous challenges as they often live on a low fixed income,” Jeffrey Freimark, Miami Jewish Health’s president and CEO, told the Pembroke Pines News.

“Being able to build a community that directly addresses the need for comfortable, safe, and cost-effective housing, combined with a comprehensive health program like Florida PACE Centers, is a necessity and something we are proud of.”

The facility will offer “personalized, coordinated care, including medical services, nutritious meals, engaging activities, and social engagement,” per the complex’s management team.

That includes primary medical care, physical and occupational therapy, mental health treatment, hearing aids and eyeglasses, among other health products and services, The Real Deal reported in 2022.

So, how can you submit your bid to live at the Douglas Gardens Residences?

You’ll first have to meet the eligibility requirements for maximum allowable household income to determine which rent programs you qualify for.

If everyone in your household is a full-time student, additional stipulations apply, according to the complex’s site.
