Pembroke Pines office building sells for $45M to buyers planning apartments

A south Pembroke Pines corporate office building has sold for nearly $45 million, according to county records.

The Edison Pembroke Pines, located at 1300 SW 145th Ave., was traded by sellers Pembroke 145 Office — an affiliate of real estate firm TPA Group — for $44.5 million on Jan. 13.

The 2019 office complex was first acquired by the group in 2017 for $12.2 million, Broward property records show. It spans roughly 177,300 square feet and is home to tenants Lockton, MyHousingSearch and U.S. Immigration Law Counsel, reported The Real Deal on Jan. 14.

Its buyer, an LLC tied to Miami-based Midtown Capital Partners, now adds the property to its expanding South Florida commerical portfolio, which includes the nearby Pembroke Pointe office building at 880 SW 145th Ave., as well as locations in Miramar, Coral Springs, Fort Lauderdale, Sunrise and Lauderhill.

The firm plans to build an apartment complex on the land and its Pembroke Pointe site, according to the The Real Deal .

The property sold for just north of its appraised value of $41,775,420.
